PCM of California Employees Raise $16,230 to Support those in Need this Holiday Season

LAKE FOREST, Calif., Nov. 26, 2012 (SEND2PRESS NEWSWIRE) — Donny Disbro, chief executive officer of PCM of California, Inc. (PCM), announced today that company employees raised more than $16,230 during a series of charitable fundraisers over the past several weeks.

PCM CEO Donny Disbro Offers Best Practices on Mediation for Community Associations at CAI Legal Conference

TEMECULA, Calif., Oct. 22, 2012 (SEND2PRESS NEWSWIRE) — Professional Community Management of California, Inc. (PCM) chief executive officer Donny Disbro addressed community association professionals on Friday on the benefits and pitfalls of mediation as an alternative to costly litigation.

As part of an expert panel discussion at Community Association Institute’s annual Legal Forum, Disbro offered first-hand insights on how association boards can best manage and resolve disputes between HOAs and management companies.

“There’s no question that mediation is far superior to litigation in resolving disputes between associations and residents,” explained Disbro. “Mediation saves substantial time and resources, and mitigates the tremendous emotional costs that can take their toll due to the uncertainties of litigation.”

Indeed, 95 percent of cases that involve mediation are settled before trial. But Disbro cautioned that there are several critical items a board must consider prior to engaging in mediation.

“A mediator’s job is not to determine a ‘winner’ and a ‘loser’ but instead bring the two parties together,” said Disbro. “Because of this, there must be Board consensus going in as to what they are and are not willing to give up as part of a negotiated settlement, and what is the minimum they must gain in order to qualify it a success.”

Additional considerations Disbro suggested: “Association boards must be clear as to who is empowered to represent them at the bargaining table, and have absolute confidence that that person understands and can effectively execute the will of the Board throughout the mediation process.”

Other recommendations included ensuring that the mediator understands all facts of the case as well as the history of dispute not only between the parties but on similar issues within the community.

“Never assume,” Disbro stressed regarding a mediator’s understanding of details in a dispute.

PCM Employee Builds Home Through Mutual Self Help Project for Color Country Community Housing

The project was through Mutual Self Help by Color Country Community Housing (CCCHI), in partnership with the USDA Rural Development Agency. Six to eight families work together as a group and provide approximately 65 percent of the labor. There may be additional assistance available for qualified families, such as a mortgage with a reduced interest rate, keeping the monthly house payments affordable.

LAKE FOREST, Calif., July 17, 2012 (SEND2PRESS NEWSWIRE) — Professional Community Management of California, Inc. (PCM) announced today that its Field Services Division will assist the Lake Forest Community Association’s Community Spirit Team to conduct free home repairs for a family that has experienced tragedy and is in need of help to stay in compliance with HOA rules. On Friday, July 20, they will begin work on the home of Luann Johnson, a resident of Lake Forest who lives with her son, Colin, 23 and daughter, Taylor, 20.

For this homeowner trouble came in “threes.” First came the devastating loss of her 25-year old son; a huge eucalyptus tree then crashed through her backyard fence; and third, Riley, her three year-old granddaughter was diagnosed with a rare form of melanoma. After dealing with all the end-of life costs for her son, and trying to arrange for health care for her granddaughter, Johnson was financially and emotionally unable to handle home repairs that put her in noncompliance with the association rules.

PCM Field Services and Lake Forest Community Association Get Into the Spirit – Volunteers Kick-Off First Home Repair Project

PCM Field Services and Lake Forest Community Association Assist Residents with Home Repairs

LAKE FOREST, Calif., April 18, 2012 (SEND2PRESS NEWSWIRE) — Professional Community Management of California, Inc. (PCM) announced that the Lake Forest Community Association launched a new Community Spirit Team. With a $300 starter fund from the Board of Directors, the team will help neighbors with home repairs in order to remain in compliance with the association’s rules.

When PCM learned of the team’s mission, they stepped in and matched the fund and also offered the expertise of its PCM Field Services professionals. The Community Spirit Team will kick off the program with work on the home of Lake Forest Community Association resident, Patrice Munday, a mother of three and volunteer lost pet coordinator for the residents of the association. Munday fell behind on home maintenance when she lost her job two years ago.

“I have received several bids to fix my rotting beams and unfortunately the bids are way out of my financial means,” Munday said. “This opportunity for help means so much to me and my children.”

Management and Neighbors Work Together to Move Dangerous Bus Stop

HENDERSON, Nev., April 9, 2012 (SEND2PRESS NEWSWIRE) — General Manager Karla Pearson-Call recognized that the bus stop adjacent to the Club at Madeira Canyon, the homeowners association that she manages, posed a potentially dangerous situation. The children who rode the bus had to cross traffic to access the pedestrian gate leading to the Club, said Professional Community Management of California, Inc.

Concerned parents would park their vehicles near the entrance to the gated community to pick up their children, which forced vehicles rounding the corner to suddenly stop as they entered the community.

In October 2011, Pearson-Call contacted the transportation department at the Clark County School District to propose a change to the bus stop location. After four months of meetings with district decision makers, the bus stop was moved, allowing middle and high-school aged students to simply walk into the pedestrian gate rather than cross a busy thoroughfare.

The decision to relocate the bus stop was granted in March 2012. School District Trustee Deanna Wright was instrumental in getting the change made. Upon meeting with Pearson-Call, Home Owner Association Board member Ken Sohocki and Lifestyle Director Allison Copening, Wright concurred the location could be dangerous and worked behind the scenes to get the bus stop moved.

Approximately twenty-five students use the bus stop on a daily basis.

PCM’s Las Vegas Executive to Chair Nevada State Commission

LAS VEGAS, Nev., March 14, 2012 (SEND2PRESS NEWSWIRE) — Randolph Watkins, Vice President of Nevada Management at Professional Community Management of California, Inc. (PCM) was appointed Chair of the State of Nevada Commission for Common Interest Communities and Condominium Hotels.
